We've been building here since 2008. Family compounds, second homes, primary residences for locals. Today we still build here regularly, with the advantage we've always had: Jordan is local to most of our Bass Coast jobs.

What this coast does to a pool build.
01 · COASTAL EXPOSURE
Salt, wind, and UV that's harder on equipment than inland.
Bass Coast pools have a different equipment-life curve than suburban Melbourne pools. We spec components for this coast specifically — corrosion-resistant heaters, covered equipment runs, materials we've tested over 15+ years in this environment. Cheap-spec builds we've seen here fail in 5 years.
02 · SOIL & ENGINEERING
Sandy soils, some clay, occasional rock close to the coast.
Engineering on this coast tends toward more steel, deeper foundations, and more drainage thinking than equivalent suburban Melbourne sites. We've engineered for sand dunes at Cape Paterson and clay at Glen Alvie. Every build gets a soil test before structural design.
03 · HOLIDAY HOMES & PRIMARY RESIDENCES
Two patterns of use that need different specs.
A primary residence pool runs year-round and is heated heavily. A holiday home pool sits idle for stretches and needs to be swimmable when the family arrives. We spec the chemistry, filtration, and automation differently for the two cases — same shell, very different equipment package.
04 · BASS COAST SHIRE PLANNING
Coastal overlays, vegetation overlays, sight-line setbacks.
The Bass Coast Shire planning landscape is well-understood after fifteen years of working in it. We've shepherded plenty of projects through the overlays and conditions that come with coastal blocks — setbacks, view corridors, native vegetation, sometimes heritage. We document properly the first time.
